1. The completion of real estate investment
The total investment in real estate development in the first seven months of 2014 was 5,038.1 billion yuan, a nominal increase of 13.7 percent year-on-year, 0.4 percentage points lower over the first six months. Of which, the investment in residential buildings was 3,436.5 billion yuan, up by 13.3 percent, 0.4 percentage points lower, and accounted for 68.2 percent of real estate development investment.
In the first seven months, the real estate investment in eastern region stood at 2,883.3 billion yuan, up by 14.1 percent year-on-year, and the growth rate went down by 0.5 percentage points over the first six months; the central region stood at 1,038.0 billion yuan, went up by 11.6 percent, and down by 0.3 percentage points; western region stood at 1,116.8 billion yuan, up by 14.7 percent, and a decrease of 0.1 percentage point.
In the first seven months, the floor space under construction by the real estate development enterprises accounted for 6,326.85 million square meters, up by 11.3 percent year-on-year, remained at the same level over the first six months. Of which, the floor space of residential building construction area was 4,515.77 million square meters, up by 8.2 percent. The floor space started this year was 982.32 millions square meters, down by 12.8 percent, and the pace of decline narrowed 3.6 percentage points. Specifically, the floor space of residential buildings started in the year amounted to 690.69 million square meters, down by 16.4 percent. The floor space of buildings completed stood at 435.24 million square meters, went up by 4.5 percent, a decrease of 3.6 percentage points. Of which, the floor space completed of residential buildings stood at 332.70 million square meters, went up by 2.7 percent.
In the first seven months, the land area purchased by the real estate development enterprises totaled 178.24 million square meters, a year-on-year decrease of 4.8 percent, and the pace of decline narrowed 1.0 percentage point. The total transaction of land reached 482.8 billion yuan, increased 9.8 percent, an increase of 0.8 percentage points.
2. Sales of Commercial Buildings
In the first seven months, the floor space of commercial buildings sold stood at 564.80 million square meters, a year-on-year decrease of 7.6 percent, and the pace of decrease expanded 1.6 percentage points over the first six months. Of the total, the floor space of residential buildings decreased 9.4 percent, office building decreased 4.9 percent, and buildings for business use increased 7.4 percent. The sales of commercial buildings amounted to 3,631.5 billion yuan, a decrease of 8.2 percent, and the pace of decrease expanded 1.5 percentage points over the first six months. Specifically, the sales of residential buildings went down by 10.5 percent, office buildings down by 14.0 percent, buildings for commercial business up by 8.6 percent.
In the first seven months, the sale of floor space of commercial buildings in eastern region amounted to 264.36 million square meters, a year-on-year decrease of 14.8 percent, and the pace of decrease narrowed 1.5 percentage points over the first six months. The amount of sales stood at 2,102.2 billion yuan, went down by 15.2 percent, and the pace of decrease expanded 1.2 percentage points. The sale of floor space of commercial buildings in central region amounted to 151.96 million square meters, increased 0.2 percent, an increase of 1.6 percentage points. The amount of sales stood at 761.5 billion yuan, increased 3.9 percent, a decrease of 1.8 percentage points. The sale of floor space of commercial buildings in western region amounted to 148.47 million square meters, a decrease of 0.5 percent, an increase of 1.4 percentage points over that in the first six months. The amount of sales stood at 767.8 billion yuan, went up by 3.4 percent, a decrease of 2.1 percentage points.
At the end of July, the floor space of commercial housing for sale reached 552.30 million square meters, increased 8.02 million square meters compared with that at the end of June. Of which, the residential buildings for sale increased 5.41 million square meters, office buildings increased 0.16 million square meters, buildings for business use climbed 1.94 million square meters.
